We Help Set Priorities Correctly

When in business forget anything else and put the client first, without customers you have no business. Make sure the client understands everything from how the rental process works right through to helping them arrive at the property for a viewing, or a remote viewing by video call.  Make sure you are always positive and concise when on a telephone call, and follow this up with email and text message to explain everything you have discussed on the telephone call. Make notes as you are talking with the client, make sure you get their name spelt correctly and have a valid email address again with the correct selling.

Social media is one of the best platforms to use for getting the message out to people, Facebook as many forums to join and use which are free , you will find it easy to contact landlords & find new tenants looking for a new home. Twitter, Snapchat, Instagram even Tik Tok & YouTube all are important tools to use, we will cover this later on in your training course. Social media is where you will first start to grow & get the business generating interest. You will need a good quality mobile phone, of Iphone / Samsung standard, some people buy a new phone & get a new number or you can use your existing phone & number it is entirely up to you. Just answer the calls & get the viewings booked

Look at other property rental agencies in your area and online, watch how they do things & then look at ways you can make your business even better. You will receive your own website which is managed by our team of website builders, it will be updated, each property listing will cost you £10 , this includes a video which will be on YouTube for example CLICK HERE it will also have a listing as found on from the start you will be supplied an email address which is included, you will open social media such as Twitter / Facebook & various other website media sites. 

You will be added to our WhatsApp update list & you will be sent information of new listings. 

Your website comes with everything you need to get you started & earning money, it also includes 10 listing updates & videos. We have a simple way forward for you to earn money, payments are made to you each month direct in to your bank account.  Your licence runs for 12 full months, you simply renew this each year. You are paid 5% each month of the rental value, so if you rent a property for £1000 per month you will receive £50 per month for every single month they are renting & paying for the property, a AST is for 6 months but usually they stay much longer. 

A shared website is £150 per year and is exactly the same as a stand alone website, but you will share the front page and website with others who may be in the same area or other location.  This is best suited for people just starting as it keeps the overall cost down, but it is shared so you are running the risk of the tenant looking at a property they have listed. Everything else if the same. 

Whatever option you choose you will still receive the bonus payments for any jobs you book for cleaning or building work, once it is completed & paid,  you will receive payment invoice & the money will be paid into your bank account.

Rent Collection

Rent is paid by standing order, each month. If the rent payment is late the  tenant may be charged a late payment fee. If the tenant refuses to pay the rent, then this is passed to the collection department & they will obtain payment or start court CCJ money claims online. Action which may result in a CCJ could damage the tenants credit score & make it harder to obtain credit or other services in the future.  We also use if required rent & legal protection. Your role will not include any debt collection, however rental payments of the 5% on that account will be frozen until payment is received. 

Section 21 or Section 8 

Solicitors will issue as a last option for non payment a section 8 or 21 which will result in the tenant usually being evicted, although this is rare & other options are tried & tested before it gets to this stage with every effort to resolve the situation beforehand.

Deposit is Secured  

The deposit is secured with TDS if an AST agreement is in place. Other deposit companies may be used, subject to the requirements of the owner. The point of the deposit being secured means when the tenant moves out their deposit can be returned once the property has been inspected & handed back to the owner / landlord or agent.

When there is a break down with owner / Landlord Tenancy Accounts can step in. Often a fresh look at a problem is all that is needed. As you working as a manager you do not need to chase people for money or rent owned. This hardly ever gets to this stage, as we only select good tenants & bad tenants usually will not pass the credit reference checks.

Build your strategy

You have two options here, you can either work on a shared website or pay the extra & have your very own stand alone website, the stand alone website is £250 a year with £10 per new listing & it covers the first 10 listings & videos made. It covers the cost of the domain name & 12 months hosting, it is also a name you pick, the website would be over £1000 normally but we sponsor you, with a discount on a 12 month licence & simply renew this each year.

A shared website is £150 a year and comes with the above, but it is shared with other people, who will be listing a property it comes with 10 listings already paid for & then it is just £10 per listing & video. You can upgrade at any point or add more websites & listings as you progress. In some cases it is good to have a mixture of both combinations.
